India is a land (quite literally) predominantly of\nfarmers and businessmen or farmers-turned-businessmen, and rarely the\nvice-versa is true. Therefore, the need to grow from a regular agricultural\nland is quite normal. In this blog, we would speak in detail about different\nkinds of plots and how they fare in today\u2019s market.<\/p>\n\n\n\n<p><strong>Agricultural Plots<\/strong><\/p>\n\n\n\n<p>Also known as farm plots or open land, these land parcels are used exclusively for agricultural activities. Agriculture, being the major contributor to the Indian economy, the amount of agricultural land available in our country is humungous. Keeping the controversies aside, the recent farmer\u2019s protests might have also brushed up our knowledge in this particular area. <\/p>\n\n\n\n<p>There\nare certain dos and don\u2019ts when it comes to buying or selling agricultural\nlands. You are prohibited to develop residential or commercial projects in that\nplot. You are not allowed to sell it to anyone who is not a farmer. If you\nintend to sell it to someone who isn&#8217;t a farmer, you must put your land up for\nN.A. (Non-Agricultural) conversion and then once the conversion is done you may\nsell it to anyone. This brings us to the next kind of plot.<\/p>\n\n\n\n<p><strong>NA Plots<\/strong><\/p>\n\n\n\n<p>Just\nas the previous sentence said, NA refers to Non-Agricultural land and these\nplots can be used for residential or commercial purposes. By default, every\nland in India is defined as \u201cAgricultural Land\u201d unless until it is defined by\nsome other purpose. In case the land is defined as NA, it\u2019s not just for\nresidential purposes. It can be classified further into these categories \u2013<\/p>\n\n\n\n<p><strong>NA<\/strong>\u00a0\u2013 Commercial<\/p>\n\n\n\n<p><strong>NA<\/strong>\u00a0\u2013 Warehouses<\/p>\n\n\n\n<p><strong>NA<\/strong>\u00a0\u2013 Resort<\/p>\n\n\n\n<p><strong>NA<\/strong>\u00a0\u2013 IT<\/p>\n\n\n\n<p> <strong>NA<\/strong>\u00a0\u2013 Residential<\/p>\n\n\n\n<p><strong>Caveat\nemptor: <\/strong>Many real estate builders use deceptive terms such as\n\u201cProposed NA\u201d to lure buyers into a honey trap. There are quite a number of\ncases where the land has taken more than 10 years to get the NA status. &nbsp;Let\u2019s\ndive deep into the NA \u2013 Residential plots as there are many other categories\nwhere the land can be divided.<\/p>\n\n\n\n<p><strong>Residential\nPlots:<\/strong> These plots are unique for those who wish to build an\nindependent home as per their taste.<\/p>\n\n\n\n<p><strong>Apartments:<\/strong> The\nreal estate builders who wish to construct a cluster of the housing complex\nusually in high-rise or low-rise buildings can choose this category.<\/p>\n\n\n\n<p><strong>Villas\/Row Houses\/Bungalows:<\/strong> These residential plots come under the premium category\nas they are spacious and luxurious projects available at a higher rate than the\nusual because of space, location, etc. <\/p>\n\n\n\n<p><strong>Builder Floor:<\/strong> This allows a person to own an entire floor for\nindependent living.
