Buying a plot in Hyderabad can be an important step towards building your dream home or making a long-term real estate investment.

Discover how to buy a plot in Hyderabad, covering everything from budget planning and legal due diligence to the agreement of sale, registration and post-registration formalities.

1. Define Your Budget and Choose the Right Location

The first step when buying a plot in Hyderabad is to establish your budget and shortlist suitable locations.

Establish Your Budget

Consider expenses such as:

  • Plot cost: The agreed purchase price based on the plot’s size, location and features.
  • Stamp duty and registration fees: Government charges applicable to the property transaction.
  • Legal verification charges: Fees for a property lawyer to examine ownership records and approvals.
  • Brokerage charges: Applicable fees if you purchase through a real estate agent.
  • Additional expenses: Survey charges, documentation expenses and any applicable development or maintenance charges.

Select the Right Zone- Compare locations based on your requirements. Consider the following factors:

  • Connectivity to roads, employment hubs and public transport.
  • Access to schools, hospitals, supermarkets and other essentials.
  • Existing and planned infrastructure.
  • Availability of water, electricity and drainage.
  • Neighbourhood development and potential demand.

Determine Purpose- Determine your intended use of the plot, verify its approved land use and applicable development restrictions before proceeding.

2. Verify Legal Approvals and Authority Sanctions

Legal verification is one of the most important steps when buying a plot in Hyderabad.

Check HMDA, DTCP or GHMC Approval- Depending on the property’s location and jurisdiction, verify the layout approval issued by the competent planning authorities.

Check that:

  • The layout approval relates to the property.
  • The specific plot appears in the approved layout.
  • The plot boundaries and dimensions match the sanctioned plan.
  • Roads, open spaces and other designated areas are shown correctly.
  • Any required development conditions have been fulfilled.
  • The layout has the necessary final approval.

Verify TG-RERA Registration- Check whether the project requires registration with the Telangana Real Estate Regulatory Authority (TG-RERA).

Check Land Use Conversion- Verify whether the necessary conversion for non-agricultural use has been obtained where required.

3. Conduct Legal Due Diligence on Title and Link Documents

After verifying the relevant approvals, the next step is to establish that the seller has a valid and transferable title to the property.

Examine the Parent Documents and Title Deed- Ask the seller for the current title deed and the preceding ownership documents.

Your lawyer should examine:

  • The current registered sale deed.
  • Previous sale deeds and other documents.
  • The seller’s identity and authority.
  • Survey numbers, plot numbers, boundaries and land measurements.
  • Inheritance, partition, gift or succession documents.
  • Powers of attorney, including their validity and scope.

Obtain an Encumbrance Certificate – An Encumbrance Certificate (EC) helps identify registered transactions and encumbrances recorded against a property. You can enquire about obtaining an EC through the Telangana registration services.

Verify Revenue Records- Check the applicable land and revenue records to confirm that the property details are consistent with the seller’s documents. Verify the survey number, extent of land, ownership details, classification and boundaries.

Check Property Tax Receipts and Outstanding Dues- Request property tax receipts and check whether any dues remain unpaid. Also enquire about outstanding maintenance charges, development charges or other liabilities.

4. Conduct a Physical Site Visit

Inspect the plot boundaries and check infrastructure and basic amenities such as water supply, drainage and sewage infrastructure. Assess the surroundings to understand traffic, noise, access and general neighbourhood conditions.

5. Finalise the Pricing and Agreement of Sale

Once the location, documents and approvals have been checked:

Compare Prices and Negotiate- Compare the asking price with similar plots in the same locality and consider differences in location, plot size, road frontage, etc.

Prepare the Agreement of Sale- The agreement of sale should be prepared or reviewed by a qualified property lawyer.

6. Complete Slot Booking and Document Preparation on IGRS Telangana

After finalising the commercial terms and preparing the sale deed, arrange the registration process. Check the current official portal and follow the applicable pre-registration procedure.

Check the Applicable Registration Charges- Before booking your registration appointment, calculate the applicable stamp duty, registration fee and other government charges.

Book the Registration Slot- Follow the current online procedure for entering the transaction details, preparing the required documentation, making applicable payments and booking a registration slot.

7. Visit the Sub-Registrar Office and Complete Registration

The next step is to complete the formal registration of the sale deed at the appropriate Sub-Registrar Office (SRO).

Verify the Final Sale Deed- Before the document is executed, review the final sale deed with your lawyer to ensure its accuracy.

Complete the Registration Formalities- Follow the instructions issued by the concerned SRO and ensure that all applicable charges have been paid. Once the registration is completed, obtain the registered sale deed and retain the registration acknowledgement and payment receipts.

8. Complete Post-Registration Formalities and Possession

Obtain the registered sale deed and verify that the registered document contains the correct property details. Take formal possession of the plot. Preserve all property documents.

Buying a plot in Hyderabad requires careful planning, thorough legal verification and attention to registration formalities. A systematic approach can help you avoid common property-buying mistakes and make your investment more secure.
